Alderman George Nobel (Housing): “Residents consciously choose to live in Lincolnpark. They give up their own parking space and garden, but in return they get a jointly managed park and safe, car-free residential streets. We don’t have a neighbourhood like this in Haarlemmermeer yet.”
Lincoln Park gets more homes
Due to the great shortage on the housing market, the city council last year asked to investigate whether a larger number of houses is possible. That appears to be the case. Instead of 625 to 825 homes, approximately 1,600 homes will be built in the area. And 50 to 100 care homes, this was 30 care homes.
Flexibility
In the coming period, developers will work out the sub-plans. Alderman Mariëtte Sedee (Spatial Planning): “The draft zoning plan states that there can be a few more homes, namely 1,800 in total. This provides flexibility in the further elaboration of the plans in the coming years.”
Sharing together
In Lincolnpark, people create their own place to live and work together with their neighbours. Residents share facilities such as the outdoor space. The neighbourhood will have an excellent network of cycle paths and there is plenty of space to walk. In addition to cars, there are also shared cars and bicycles in the parking buildings. As a result, a private car or second car is often not necessary. There is room for shared facilities such as workplaces and parcel points. Due to the park-like layout of the neighbourhood, there are many meeting places, where there is room for activities or a chat.
Mix of price ranges and features
Lincolnpark has room for approximately 1,600 homes with a mix of different home sizes and price ranges, for sale and rent. The district will also have small businesses, workplaces and facilities and 50 to 100 social care homes. In addition, the district will have two supermarkets and smaller shops that are intended for the whole of Hoofddorp-Zuid. The schools, the Hoofdvaart College and Praktijkschool De Linie, which will start construction in 2023, are intended for the entire region. This also applies to the sports hall.
There are already homes in Lincolnpark. In 2020, housing corporation Eigen Haard built 225 social rental homes, which are located on Johan Enschedélaan. The new district is located between the Hoofdvaart, the business park De President and the Bennebroekerweg in Hoofddorp-Zuid.
To learn
The land for the new district will not be put on the market in one or two goes. Alderman Jurgen Nobel: “We will be issuing a limited number of plots of land in the coming years because we want to learn from experiences. Developers are challenged to build sustainably and circularly in order to fulfill the project objectives. We will actively share the knowledge we gain.” Groups of private individuals will be given the opportunity to build homes together in Lincolnpark via Collective Private Clients (CPO).
Unique combination
Thanks to its location and connection to Haarlem, Leiden and Amsterdam, Lincolnpark will be an ideal place to live and work. Alderman Jurgen Nobel: “Lincolnpark is a unique combination, due to living in a park, the sustainable character and the space for meeting. From 2022 we will select the developers for the first plots. This means that the first homes will be delivered from 2024.”
Plans in a row
The municipal council is asked to first adopt the urban development plan. After that, the draft zoning plan, together with the concept Image Quality Plan and a draft decision on higher values Noise Abatement Act, will be available for inspection. A formal publication will follow. Everyone can respond to this. The draft zoning plan contains the most important rules such as the construction program and the maximum building heights. This is necessary to actually be able to build.
